The Window Is Shorter Than It Feels

Most builder warranties cover defects for 12 months after closing. Once that window closes, repair responsibility shifts fully to you — even for issues that began developing soon after move-in.

Booking your inspection between months 8–11 gives your builder enough time to schedule and complete repairs before coverage expires. Booking earlier gives you more runway; booking later risks running out of it.

This inspection is specifically designed for the pre-expiration window. It is not a buyer inspection and does not require an active real estate contract.

Thermal Imaging — Missing Insulation Included Free

Thermal camera scan of walls and ceilings to identify areas where insulation was missed or improperly installed during construction — a common builder defect that is difficult to detect without thermal imaging.

Everything is documented in writing — clear, specific, and formatted so you can submit it directly to your builder's warranty department. NovaScope notes where items appear to fall within typical warranty scope, but final warranty determinations are made by your builder.

When should I schedule this inspection?
The right time is months 8–11 after closing. Booking at month 9 gives you the most runway — your builder receives the findings with enough time to schedule and complete repairs before your 12-month warranty expires. Waiting until month 12 or later risks having no coverage left to act on.
Does this cover the same systems as a buyer inspection?
Yes — the same major systems are inspected: foundation, roof, HVAC, plumbing, electrical, and interior components. The difference is the documentation focus. A buyer inspection is written for a real estate transaction. A warranty inspection is documented so findings can be submitted to your builder's warranty department.
Can I submit this report directly to my builder?
Yes. The report is written clearly and specifically — you can submit it as-is to your builder's warranty department. Whether your builder addresses each item is their determination, but the documentation gives you a clear, professional record of what was observed before the coverage window closed.
I already had a buyer inspection when I closed — do I need this?
Yes, if you're approaching the 12-month mark. A buyer inspection documents condition at closing. A warranty inspection documents condition after months of occupancy — when settling, wear, and developing issues become visible. These are different points in time and serve different purposes.
